We are excited to offer Direct Booking to our guests! Guests can still book through Airbnb or VRBO, but we now have a third Direct Booking option as a way to book your next stay at Lazy River Cottage.

From www.LittleRiverVacay.com you can click “Book Online Now” or the “Direct Booking“ button.
If you click “Book Online Now” it will take you to the page below. From here, click the “Direct Booking” button.
After Clicking the “Direct Booking“ button, guests will go to an Informational Page with Nightly Rates, Taxes, Fees, Basic Rules and Information. Click “Check Availability“ here to choose dates and request booking.
After Clicking “Check Availability” guests are directed to our Direct Booking Site.
After you click the “Request to Book” button, Little River Vacay, LLC will receive a notification and will contact the guest via email or text to verify blocking the requested dates for the guest and initiate the initial Invoice and Rental Agreement.
Questions & Answers
Are Direct Booking Rates Lower?
Direct Booking nightly rates are the same as the nightly rates for our Airbnb and VRBO listings. There is no nightly rate discount for Direct Booking.
What are the Direct Booking Fees?
When using Direct Booking, guests will be charged 7% lodging tax on their nightly rate and cleaning fee, a $150 Cleaning Fee, and a refundable $200 Security Deposit. There are no additional fees associated with Direct Booking.
How Do I Pay?
Little River Vacay, LLC will invoice guests via email invoice through Wave Accounting Software. Guests can pay instantly from the invoice via Visa, Mastercard, American Express, or Discover, through a link provided on the invoice.
Can I Pay in Multiple Payments?
Guests will be able to pay in (2) two payments. The first payment is due at the time of booking, within 24 hours of receiving the emailed invoice. The first payment is 50% of nightly rate, taxes, and cleaning fee. The final payment is due (10) ten days prior to check in and includes the other 50% of nightly rate, taxes, and cleaning fee as well as the $200 refundable Security Deposit.
When will the Security Deposit be Refunded?
The Security Deposit may be refunded to guests‘ original form of payment (14) fourteen days after check-out. It may take up to (7) seven business days for your bank to release the funds back into your account. Refer to the Rental Agreement for End of Term Security Deposit terms.
What is the Cancellation Policy?
Guests will receive a full refund for cancellations, if the cancellation date is at least 14 days before check-in. Guests will receive a 50% refund for cancellations made at least 7 days before check-in. There will be no refunds for cancellations made within 7 days of check-in.
Is the Rental Agreement Required?
Yes. The Rental Agreement must be signed by the guest at the time of booking. Guests will receive an email from DocuSign with the Rental Agreement to digitally sign at the time of the initial invoice.
What time is Check-in/Check-Out?
Check-in is after 4:00 PM on the day of arrival and Check-out is before 11:00 AM on the departure day. We do ask that you respect the cleaning company’s time as they prepare for you between guests. Please do not arrive at the cottage early while the cleaning company is there. It takes at least 4 hours to clean between guests. Early check in can be requested, but may not be able to be accommodated.
